Does a Brand-New Home Need Air Duct Cleaning?

It is one of the most common surprises we run into: a homeowner moves into a beautiful, brand-new house, and within months they are wondering why it still feels dusty. The answer is usually hiding somewhere they never think to look, inside the ductwork.

What gets left behind during a build

A house takes months to build, and for much of that time the ductwork sits open while crews cut drywall, sand, paint, and finish. All of that work throws fine debris into the air, and a lot of it settles right into the ducts:

  • Drywall and joint-compound dust
  • Sawdust and wood shavings
  • Insulation fibers
  • Bits of cardboard, packaging, and general construction grit

The home gets a final clean before you move in, so the surfaces look spotless. But that final clean does not reach inside the duct runs. The first time your furnace or air conditioner kicks on, the system starts pushing that leftover debris out through the vents and into the rooms you just moved into.

We hear it from East Metro homeowners regularly. One Woodbury-area customer who moved into a 2022 build told us there was far more buildup than they ever expected for such a new house, and they noticed the difference immediately after a cleaning.

Why it matters for newer homes specifically

Newer homes are often built tighter and more energy-efficient than older ones, which is great for heating bills but means less natural air exchange with the outside. In a tightly sealed home, whatever is in the ducts tends to keep recirculating rather than venting away. So construction debris in a new build can actually linger longer than it would in a draftier older house.

If anyone in the home has allergies or asthma, that recirculating dust is worth taking seriously. It is one of the clearer signs that ducts are due for a cleaning.

When to schedule it

For most new builds, the sweet spot is within the first year or two, ideally after you have finished the dustiest part of settling in, any painting, and any early projects. That way the cleaning clears both the original construction debris and whatever your move-in projects kicked up.
